Santa Clarita is one of the few parts of Los Angeles County still building at scale, which is why so many of my buyers end up standing in a model home. New construction is a different transaction from a resale, and the biggest difference catches people before they’ve even decided on a floor plan.

The sales office does not represent you

The person who greets you in the model home works for the builder. They are usually good at their job, and their job is to get the best outcome for the builder.

Bring your own agent, and bring them on the first visit. Many builders will only recognize your representation if your agent is with you or registered the first time you walk in. Show up alone on a Saturday, come back with me on Tuesday, and you may have given up your representation without being told. That single habit costs buyers more than any negotiation I do later.

What actually gets negotiated on a new build

Rarely the base price. Builders protect the published price because it sets the comparable for every home behind yours in the phase.

What does move: design center allowances, lot premiums, which upgrades are included rather than added, closing cost contributions when you use their lender, and the incentives that appear when a phase needs to close out. Knowing where the builder has room, and when, is most of the value I bring to a new build.

Check the carrying costs before you fall for the floor plan

New communities in this area can carry Mello Roos and an HOA, and those figures vary by community and by phase. They also change over time. Ask for the current numbers in writing for the specific lot you are considering, not for the community in general, and add them to the payment before you decide what you can afford.

This is the single most common surprise I see with new construction here, and it is completely avoidable.

Where the new homes are

The active new home communities in the Santa Clarita Valley include Altis at Skyline from Tri Pointe Homes, Skylar from Toll Brothers, and the ongoing Valencia development from FivePoint, with other builders active in the same corridor. Canyon Country has newer construction going up near Skyline, and Sand Canyon has new builds as well on larger, more private lots.

Each of these has a different buyer. Which one fits you depends on commute, lot size, school preference, and how much you want the carrying costs to be fixed versus flexible. Start with the community guides if you are still narrowing down the area.

Timing, if you have a home to sell

This is where new construction gets genuinely tricky. A build has a completion window that can move, and your current home has its own timeline. Getting those to meet is planning, not luck.

We start by knowing what your current home is worth and how quickly it is likely to sell. You can request a current value for your home, and we work backward from the builder’s estimated completion.

Inspect it anyway

New does not mean flawless. I recommend an independent inspection before your walkthrough, and again before the warranty period ends. Builders have warranty processes, and those processes work far better when the list is documented early and in writing.

Common questions

Does using my own agent cost me more?

The builder’s pricing does not change because you brought representation. What changes is that someone is reading the contract on your side of the table, and builder contracts are written by the builder.

Should I use the builder’s lender?

Sometimes, because incentives are often tied to it. Compare the full cost of the loan against the incentive rather than taking either at face value, and have your own lender quote the same scenario.

Can I negotiate upgrades after signing?

Options get locked at set milestones in the build, and changing them later is expensive or not possible. Decide the ones that matter before you sign.

Is new construction a good value here right now?

It depends on the phase and the incentives more than on the market generally. Builders behave differently at the start of a phase than at the end of one.
