An online estimate is a starting point, not an answer. It reads public records and recent sales, and it cannot see the things that actually decide your number: what you did to the kitchen, which way the lot faces, whether your street backs the freeway, and what the last three buyers in your tract were willing to pay for a view.

Why the automated number is usually off here
Santa Clarita is not one market. It’s a set of pockets that price differently from one another, sometimes within a mile. An algorithm that averages a ZIP code flattens exactly the differences that matter.
The gaps show up most on homes with permitted additions, on larger or unusual lots, in gated sections, and anywhere Mello Roos or an HOA changes what a buyer can afford to pay. Those figures vary by community and by phase, so we use the current ones for your specific address rather than a community average.
What I look at instead
- Recent sales on your street and in your tract, not the wider ZIP code
- Condition against what buyers are accepting right now
- Lot position: view, slope, corner, what backs your yard
- Permitted square footage versus what public records show
- Carrying costs a buyer inherits, including HOA and any Mello Roos
- What comparable homes actually closed at, not what they listed at
The honest part
Buyers right now want turnkey homes, and I’m seeing more of them ask for closing cost credits. That affects your number, and it affects which repairs are worth doing before you list.
I would rather tell you a price you don’t love than win the listing with one you do. Overpricing a home in this market costs real money, because in my experience the first couple of weeks on the market draw the most serious buyers, and a price correction later reaches a smaller audience than the original launch would have.

Common questions
How accurate are online home value estimates?
They are reasonable for typical homes in uniform tracts and least reliable exactly where this area is interesting: custom homes, big lots, additions, and gated pockets. Treat one as a range to start from.
Do I need to let you inside?
For a real number, yes, eventually. I can give you a useful range from the outside and from what you tell me, then refine it in a walkthrough that takes under an hour.
Does an assessment obligate me to list with you?
No. You get the number and the reasoning either way.
How often should I check?
Once a year is plenty unless you are actively planning something. If you are within a year of selling, that is the right time to talk about which repairs are worth doing.
