Homes For Sale In Hasley Canyon
I'm Marite Matassa, a Realtor with Pinnacle Estate Properties, and Hasley Canyon is for people who want room to grow. It's a rural part of Castaic, just west of the 5, outside the City of Santa Clarita in unincorporated Los Angeles County. It's known for custom homes on an acre or more, many zoned for horses, with mountain views and quiet country roads.
What is Hasley Canyon known for?
Apart from a few planned neighborhoods such as Williams Ranch and Hasley Estates, Hasley Canyon is made up mostly of custom homes on acreage. People come here for space and flexibility, for horses, workshops, RVs or extended family, while staying within commuting distance of the San Fernando Valley and Los Angeles.
Homes in Hasley Canyon
Homes here are primarily custom-built, and no two are alike. Most sit on an acre or more, some on five acres or more, with ranch homes, two-story estates and equestrian properties along private country roads.
- Custom Hasley Canyon. Custom homes on one to five-plus acres.
- Hasley Estates. A planned neighborhood from the early 2000s with larger lots.
- Williams Ranch. Newer homes from a builder, on larger-than-typical lots. Builder inventory and pricing change often, so ask me what's current.
- Land and ranch parcels. Acreage for a custom estate, a family compound or a horse property.
Does Hasley Canyon have an HOA or Mello-Roos?
Most custom homes in the canyon have no HOA, which is part of the freedom here, while planned neighborhoods such as Hasley Estates and Williams Ranch may have associations or assessments. Because this is unincorporated county land, zoning, permits and any special taxes are reviewed parcel by parcel, so we check the tax bill, title and county records for each property.
Before you buy
Two canyon homes can look alike and be priced very differently, and it often comes down to the land, the utilities and the zoning. I'll help you understand exactly what you're buying.
Schools that may serve Hasley Canyon
Hasley Canyon is served by Castaic-area schools. Possible schools include Castaic, Live Oak and Northlake Hills elementary schools and Castaic Middle School (Castaic Union School District), and Castaic High School (William S. Hart Union High School District). School boundaries change and don't always follow neighborhood lines, so treat this as a starting point and confirm the assigned schools for a specific address with the district.

Common questions
Is Hasley Canyon part of the City of Santa Clarita?
No. It's unincorporated Los Angeles County with Castaic addresses, within the greater Santa Clarita Valley.
Can I keep horses in Hasley Canyon?
Many properties are zoned for horses and other animals, but we confirm the zoning for each parcel you consider.
Why do ranch properties take longer to sell?
Acreage appeals to a narrower group of buyers and involves more due diligence, so patience and the right pricing strategy matter.
