I'm Marite Matassa, a Realtor with Pinnacle Estate Properties, and Tesoro Del Valle is one of the most complete lifestyle communities in the valley. It's a hillside, master-planned community in north Valencia, off Copper Hill Drive, developed from the early 2000s. It has a private lake, a recreation center and a great deal of preserved open space around it.

What is Tesoro Del Valle known for?

Tesoro is known for its resort-style amenities and its scenic, well-kept setting. It was once the northern edge of Valencia and now sits just below the newer Tesoro Highlands, which gives the original community mature landscaping and an established feel, with shopping, dining and schools still close by.

Homes and neighborhoods in Tesoro Del Valle

Homes are contemporary single-family designs, mostly built in the early to mid-2000s, from three-bedroom plans to larger view homes near the top of the hill. Single-story homes are here but highly prized, and some neighborhoods include front-yard maintenance through the HOA. A few of the neighborhoods buyers ask about:

• Terraza. At the community's highest point, and among its most exclusive.
• Encanto. Tucked near the top of Tesoro.
• Altoliva. Tesoro's gated neighborhood, with a private pool of its own.
• The Ranch and Esperance. Built around 2004 at the lower end of the community.
• Tango. Often one of the more approachable price points in Tesoro.

Does Tesoro Del Valle have an HOA or Mello-Roos?

Yes to both. Every home belongs to the master HOA, which maintains the lake, recreation center and parks, and some neighborhoods such as gated Altoliva add a second association. Tesoro homes are also subject to Mello-Roos, so we review the exact amounts on each property's tax bill and work out the true monthly cost.

Tesoro Del Valle or Tesoro Highlands?

Tesoro Highlands is the newer gated community just above Tesoro Del Valle, with newer construction. Original Tesoro homes and newer Highlands homes can carry very different HOA, Mello-Roos and warranty pictures, so I lay them side by side for you. Schools that may serve Tesoro Del Valle

Tesoro has an elementary school in the heart of the community. Possible schools include Tesoro Del Valle Elementary and West Creek Academy (Saugus Union School District), Rio Norte Junior High and Valencia High School (William S. Hart Union High School District). School boundaries change and don't always follow neighborhood lines, so treat this as a starting point and confirm the assigned schools for a specific address with the district.
