Homes For Sale In Sand Canyon

I'm Marite Matassa, a Realtor with Pinnacle Estate Properties, and Sand Canyon is one of my favorite places to show, because every property has its own story. It's an equestrian area in the southeast corner of Canyon Country, inside the City of Santa Clarita. It's known for custom homes on large lots, horse trails and golf at Sand Canyon Country Club.

What is Sand Canyon known for?

Unlike most of the Santa Clarita Valley, Sand Canyon was never one master-planned tract. Most of it is custom homes built over several decades, so a mid-century ranch house, a gated golf-course estate and a working horse property can sit on the same road. The result is a quiet, country feel that is still a few minutes from shopping and dining along Soledad Canyon Road.

People often picture it as remote. It's a quiet retreat, but it's still inside Santa Clarita, and new homes have been going up in the area. New construction varies by project, builder and phase, so ask me what's current when you're looking.

Homes and neighborhoods in Sand Canyon

Homes range from single-story ranch houses on generous lots to custom estates on several acres. Guest houses, barns, arenas and RV garages are common. The pockets buyers ask me about most:

  • MacMillan Ranch. Gated estates, mostly from the late 1980s, many of them large homes with guest houses.
  • Robinson Ranch. Gated, built mainly in the 2000s, with many homes overlooking the golf course.
  • The Preserve. Custom homes on the northern edge, mostly built in the 2010s.
  • Crystal Springs and Ridgecrest. Spacious homes from the late 1980s and 1990s.
  • The Woodlands. Single-story homes from the 1960s on generous yards.
  • Custom Sand Canyon. One-of-a-kind homes outside any subdivision, which is a large part of the area.

Does Sand Canyon have an HOA or Mello-Roos?

There's no master HOA. The gated pockets such as MacMillan Ranch and Robinson Ranch have their own associations, and many custom homes have none. In my experience Sand Canyon is generally not subject to Mello-Roos, but other bonds or special assessments can apply to an individual property, so we review the tax bill, the title report and the disclosures on every home you consider.

Before you buy

Acreage comes with its own homework: wells, septic, zoning, easements and the rules for keeping horses on that parcel. I walk through each one with you so the property you fall for is also a sound one.

Schools that may serve Sand Canyon

Few homes are within walking distance of a school, but several are a short drive away. Possible schools for Sand Canyon addresses include Mitchell and Sulphur Springs elementary schools (Sulphur Springs Union School District), Sierra Vista Junior High, and Canyon and Golden Valley high schools (William S. Hart Union High School District). School boundaries change and don't always follow neighborhood lines, so treat this as a starting point and confirm the assigned schools for a specific address with the district.
