I'm Marite Matassa, a Realtor with Pinnacle Estate Properties, and Circle J Ranch is the neighborhood my own family calls home, so I'll admit I'm a little partial. It's an established neighborhood at the south end of Saugus, along Via Princessa just east of Railroad Avenue, a mile or two from Old Town Newhall.

What is Circle J Ranch known for?

Circle J Ranch was planned in the early 1980s among rolling, oak-studded hills, and it still feels more spacious than many nearby neighborhoods. It combines some of the most exclusive homes in Santa Clarita with comfortable single-family homes, a good share of single-story plans, and quiet streets with little through traffic.

Buyers often assume it's just another Santa Clarita subdivision. In my experience it's really two different places. Behind the gates of Circle J Ranch Estates you'll find larger homes on larger lots, typically with a low HOA and no Mello-Roos. In the neighborhoods outside the gate, the lots are smaller and closer together, and there's typically no HOA. Either way, we verify the figures for the specific home.

Homes and neighborhoods in Circle J Ranch

Most homes are traditional single-family houses built in the 1980s and 1990s, from modest plans to estate homes. Private pools and spas are common in the larger homes.

• Circle J Ranch Estates. Gated, mostly 1980s homes on lots from about half an acre to more than two acres.
• The Heights. Executive homes from the early 1990s, many with pools, plus some of the ranch's custom homes.
• Oak Ridge. Three- to five-bedroom homes from around 2000.
• Claibourne. Single-family homes from the late 1980s.
• Oak Lane. A gated townhome community with a shared pool and spa.

Does Circle J Ranch have an HOA or Mello-Roos?

It depends on the neighborhood. Most homes in Circle J Ranch Estates belong to an HOA, and Oak Lane's HOA is required. The Heights, Claibourne and Oak Ridge generally have none. Most Circle J neighborhoods carry no Mello-Roos, but other special assessments can still apply, so we verify each home's tax bill and disclosures.

Schools that may serve Circle J Ranch

There are no schools inside the neighborhood, but several are a short drive away. Possible schools include Newhall, Valencia Valley and Meadows elementary schools (the district varies by address), Placerita Junior High and William S. Hart High School (William S. Hart Union High School District). School boundaries change and don't always follow neighborhood lines, so treat this as a starting point and confirm the assigned schools for a specific address with the district.
