The Santa Clarita Market Right Now: My Honest Read for Late Summer 2026

Clients ask me some version of “how’s the market?” almost every day. Here’s the straight answer I give them, without the spin.

The Short Version

Here’s my read: it’s shifting, but it’s still moving — and in what I’m seeing, it’s still appreciating.

That’s the honest headline. This isn’t a market that’s falling apart, and it isn’t the frenzy of a few years ago either. It’s something in between, and understanding the difference is what separates the people who do well right now from the people who get frustrated.

Rates Changed the Pace, Not the Direction

Interest rates have been volatile, and that’s changed the pace of the market more than the direction of it.

We’re still seeing multiple offers on homes priced at or slightly below fair market value. The difference is that offers may trickle in rather than flood in. They still come — they just take a little longer to arrive. In my own transactions, homes have generally been taking about a month to sell right now, which tells you buyers are still active, just more thoughtful about it.

If you’re a seller who remembers 2021, that slower rhythm can feel alarming. It shouldn’t. A well-priced home in this valley still finds its buyer.

What’s Changed Most: Buyers Expect Turnkey

Here’s the shift I’d most want a seller to understand. With rates where they are, buyers want turnkey.

They want to know the systems have been cared for and that there’s nothing waiting to surprise them after they move in. When you’re stretching to make the monthly payment work, the last thing you want is an unexpected repair bill in month three. That’s completely rational — and it changes how you should prepare your home.

Because of that expectation, we’re also seeing more requests for closing cost credits — whether that’s to buy down the rate or to address something that comes up in inspection. It’s become a normal part of the negotiation rather than an unusual ask.

What This Means If You’re Selling

Preparation matters more than it did two years ago. The homes that move are the ones that are well-presented and well-priced — those two things together, not one or the other. Pricing ambitiously and planning to “come down later” tends to cost you time and, ultimately, money.

Take care of the deferred maintenance you’ve been putting off. Present the home properly. Price it where the market actually is. Do those three things and you give yourself the best chance in this market.

What This Means If You’re Buying

You have more room to think than buyers did a few years ago, and more room to negotiate — especially on credits. Use it. Get pre-approved so you can move decisively when the right home appears, and don’t let the slower pace fool you into thinking well-priced homes will sit. In my experience, they usually don’t.
